Looking ahead, residential price growth is expected to enter a phase of stability, averaging 3% to 5% annually, which reflects an inflation-adjusted flat trajectory as initial post-pandemic demand cools.

Although recent policy provisions allowing premium FAR offer potential financial buffers and could expand residential inventory supply by 20% to 25%, the practical adoption of hyper-dense planning with FAR levels exceeding 4.0 remains severely constrained.
