The data centre segment captured 23.2% of total private equity inflows into Indian real estate in 2025 and 17% of institutional real estate investment portfolios during the first half of 2026. 

Backed by nearly USD 30 billion in cumulative investment, operational capacity reached 1.6 GW, placing India second in the Asia-Pacific region, alongside a 3.1 GW pipeline and an additional 10.5 GW at the land stage.

Market projections indicate that the sector will more than double from USD 10 billion in 2025 to approximately USD 22 billion by 2030, while vacancy rates tightened to 12.9% in late 2025. Driven by rapid artificial intelligence (AI) adoption and cloud expansion, average contract values for digital infrastructure jumped from USD 39,000 to USD 530,000 within two years. 

Capital deployment is led by transformative commitments, including Adani Group's plan to invest USD 100 billion by 2035 to build renewable-powered facilities, RMZ Corporation's USD 35 billion allocation, Amazon Web Services (AWS) constructing a USD 430 million facility in Navi Mumbai, foreign technology firms investing USD 1.5 billion in four new data centres, and specialised USD 2 billion private credit funds targeting alternative digital infrastructure.

2. Regulatory Incentives and the Rise of an Export Compute Hub

Growth across the sector is heavily incentivised by progressive government policies aimed at establishing India as an international compute export hub. The Draft National Data Centre Policy 2025 offers up to 20-year tax exemptions and GST input tax credits, while a tax holiday extending until 2047 for foreign data centre owners significantly boosts cross-border investment. 

When combined with local electricity costs that are roughly a fifth lower than in the US, India has become a prime location for high-density compute power.

Safe harbour rules guarantee a flat 15% margin on operational costs, eliminating transfer pricing ambiguity and securing US technology capital. In addition, regulatory mandates requiring local storage of client financial data enforce domestic compliance, while policymakers explore "Data Embassies" to legally insulate foreign data. 

These protective measures safeguard GPU investments of USD 40 million per megawatt, enabling developers to achieve target yields between 14% and 18%.

3. Spatial Decentralisation and Strategic Workload Decoupling

Development is rapidly shifting away from heavy concentration in primary hubs such as Mumbai - which is slated to exceed 1 GW of capacity by late 2026 - into secondary markets including Chennai, Delhi-NCR, Pune, and Hyderabad. 

A clear decoupling of operational workloads has emerged based on technical requirements. Power-intensive AI training is migrating to resource-rich, grid-proximate regions like Rajasthan, while latency-sensitive inference remains anchored in metropolitan centres where edge networks are expanding.

This spatial decentralisation is supported by macro-level regional zoning, utility planning, and eight critical expressway corridors - including the Delhi-Mumbai, Dwarka, Mumbai-Nagpur Samruddhi Mahamarg, Yamuna, Bengaluru-Mysuru, Eastern Peripheral, Purvanchal, and Ahmedabad-Vadodara expressways - which are opening new investment micro-markets and enabling greenfield satellite cities built around high-speed connectivity.

4. Grid Bottlenecks, Energy Security, and High-Density Liquid Cooling

Execution challenges are centred on severe utility constraints, including 14.2% transmission losses, 24-month transformer lead times, and peak summer power demand surging 13% to 283 GW. 

To ensure long-term energy security and round-the-clock resilience, developers are integrating Battery Energy Storage Systems, hybrid renewable packages, and strategic oil, cooking gas, and LNG reserves to safeguard domestic power generation.

Simultaneously, rapidly changing GPU densities are pushing facilities toward high-performance cooling architectures to avoid technical obsolescence. 

Extreme workloads are driving 75% of development pipelines toward direct-to-chip liquid cooling, 800VDC power delivery, and total immersion formats capable of managing rack densities up to 1 MW. 

Notable achievements include a Navi Mumbai deployment of 640 advanced servers and 5,000 GPUs projected to generate over USD 500 million, along with a USD 2 billion cloud cluster in Noida hosting 20,736 GPUs.

5. PropTech Integration, Semiconductor Synergies, and Residential Impacts

Technology adoption across Indian real estate surged from under 5% in 2023 to 91% by 2025, with tools like Building Information Modelling (BIM), digital twins, IoT monitoring, drone tracking, and AI valuations becoming integral to asset management. 

These advanced practices allow developers to deliver sustainable master-planned communities that earn LEED and IGBC Platinum ratings. 

Furthermore, domestic digital infrastructure is aligning with hardware manufacturing through an USD 11 billion commercial semiconductor fabrication plant producing 300-millimetre chips.

However, sector-wide automation faces headwinds, as real estate adoption lags financial services (68%) and technology (50%) due to legacy systems and fragmented land records, with rural digitisation at just 24%. 

Finally, while technology enhances sectors such as tourism, AI-related job uncertainty has introduced a note of caution into the residential market, causing homebuyers to adopt a more guarded stance.
