The most anticipated evening in Indian real estate has concluded, with the top three finalists in each prestigious category gathering in Mumbai for the exclusive GRI Awards Real Estate - India 2025 ceremony.
The event culminated with GRI Institute Partner & Managing Director APAC, Rodrigo Branchini, revealing the winner in each category, recognising their profound contribution to excellence in the market.
In a dynamic economic environment - where uncertainty from geopolitics, inflation, and shifting trends has become the "new normal" - every nominee has earned industry-wide acknowledgement for their tireless efforts to drive progress across the sector.
From groundbreaking architecture and visionary redevelopments to transformative sustainability initiatives and landmark transactions, this year’s winners represent the pinnacle of achievement in Indian real estate.

Person of the Year
Mr Vikas Oberoi, Chairman and Managing Director, Oberoi Realty Ltd.
Honouring a legacy of leadership. Dr. Niranjan Hiranandani, Person of the Year at the 2024 GRI Awards India, shares a moment with Mr. Vikas Oberoi, the GRI Awards - Real Estate India Person of the Year for 2025.
Vikas Oberoi, Chairman and Managing Director of Oberoi Realty Ltd., has guided the company to become one of India's largest publicly listed real estate firms, with a market capitalisation of approximately USD 8 billion. Known for setting new benchmarks in the residential, office, retail, and hospitality sectors, his portfolio includes landmark projects like the ultra-luxury Three Sixty West.
With over three decades of industry experience, Mr Oberoi extends his vision beyond business through the Oberoi Foundation. A key initiative of the foundation is the Oberoi International School in Mumbai, which provides world-class education focussed on the holistic development of over 3,000 students across two campuses. An alumnus of Harvard Business School, where he serves on the India Advisory Board, he is also an avid reader, keen traveller, pilot, and skier.
Real Estate Leadership Impact Award
Mr. Vivek Anand Oberoi, Co-Founder and Managing Director, BNW Developments
As Co-Founder and Managing Director of BNW Developments, Vivek Anand Oberoi brings his signature entrepreneurial vision to the real estate sector. He is celebrated for championing projects that integrate sustainable practices and community-centric design, proving that development can be both commercially successful and socially responsible.
This approach reflects his wider work as Chairman of the Oberoi Family Office, where he prioritises investments that create significant social impact. Recognised on the Forbes 40 Under 40 Heroes of Philanthropy list, Mr Oberoi consistently applies his philosophy of using business as a powerful force for good, making a lasting impact on the built environment and the communities within it.
Inspiring Female Leader of the Year
Nirupa Shankar, Jt. Managing Director, Brigade Group
As Joint Managing Director of Brigade Group, one of India’s leading real estate developers, Nirupa Shankar has overseen the company's Hotel, Office, and Retail portfolios for the past 16 years.
A serial entrepreneur, she has successfully conceptualised multiple ventures, including Asia’s first real estate accelerator (Brigade REAP), the flexible workspace brand BuzzWorks, and the ‘Earth Fund’ for responsible urbanisation. She also serves as Managing Director of the publicly listed Brigade Hotel Ventures Limited (BHVL).
Her leadership has been recognised with numerous accolades, including being named one of Business Today’s and Fortune India’s Most Powerful Women and inclusion in the ET 40 under 40 list. A dedicated fitness enthusiast and two-time TEDx speaker, she completed the full Ironman Copenhagen in 2023.
Architectural Highlight of the Year
1st Place - Three Sixty West by Oberoi Realty 
A landmark development redefining Mumbai's skyline, serviced by The Ritz-Carlton. The project features two sculpted towers angled to maximise sea views, with a textured façade inspired by Indian weaves and over 80,000 square feet of amenities, including a bowling centre, cinema hall, and cricket simulator.

A unique office space of approximately 0.7 million square feet, designed with a ~11,000 square feet forest at its centre. Located in a fast-growing micro-market in Delhi NCR, the project holds multiple green and wellness certifications, including an IGBC Platinum rating.

This landmark transaction represents the first self-built data centre project in India for a global hyperscaler. JLL managed the location study and transaction, evaluating over 80 opportunities to identify an optimal 23-acre site in Navi Mumbai that aligned with the client's technical and power infrastructure requirements.
