Top 3 GRI Global Awards Finalists Revealed!

Meet the global real estate leaders and projects competing for the GRI Institute’s highest international distinction

The top three finalists in each category for the GRI Global Awards 2025 have now been announced.

Below, you will find a full list of the remarkable projects competing for the prestigious honours, all of which have risen to the top from strong competition, showcasing the highest standards of excellence in real estate from around the world. 

These finalists are equally deserving of global recognition for their outstanding contributions, but there can only be one winner in each category. The final honourees will be revealed at the exclusive GRI Global Awards ceremony, taking place at the Four Seasons Hotel Abu Dhabi at Al Maryah Island on November 5th, as part of the GRI Global Summit 2025.

BTR (Build-to-Rent) Project of the Year

Casoni by Sioni Group - New York City, USA
Casoni, a 70-storey, 375,000-square-foot skyscraper in NYC’s Garment District, redefines the skyline as one of Midtown South’s tallest buildings. Developed by Sioni Group, its design features organic curves, bird-friendly glass, and integrated systems, reflecting the Yadidi family’s legacy and commitment to sustainability.

Dolphin Square by AXA Investment Managers - London, UK
A landmark renovation in London, Dolphin Square is one of the largest restoration projects in Europe, with a massive refurbishment of 1,200 homes across 13 buildings. The estate now offers upgraded amenities such as gyms, squash courts, and landscaped gardens, promoting a multigenerational rental community.

Newmarket Yards by Bain Capital | Reddy A+U - Dublin, Ireland
Newmarket Yards transforms a former industrial park into a high-quality build-to-rent residential scheme, enhancing Newmarket Square and Cork Street. Featuring rooftop terraces, amenity spaces, and a public route for better connectivity, it blends industrial heritage with modern design, offering wellness-focused amenities and community spaces.

65 Gresham Street by JP Morgan Asset Management - London, UK
65 Gresham Street, a major reinvention in the City of London, transforms a building into a 38,000 sqm landmark with a 33% increase in lettable space. Fully pre-let to a financial institution three years before completion, it sets a new development benchmark with innovative design, sustainability, and modernisation, including new terraces and public realm.

Flamboyant Corporate by Flamboyant Urbanismo - Goiania, Brazil
The Legítimo and Autêntico Flamboyant Residencial in Goiânia features two 50+ floor towers blending contemporary architecture with local Cerrado biome inspiration. Designed by Perkins&Will, the project uses brise-soleils and natural stone cladding for aesthetics and thermal comfort with a focus on sustainability and high-quality living.

RMZ Skyview by RMZ - Hyderabad, India
The Skyview, a high-end office space in Hyderabad’s HITEC City, spans 10.38 acres with 3.99 million sqft of office space, hosting over 35,000 IT & ITES professionals. Developed by RMZ and My Home Group, the 90-metre twin-tower building includes both SEZ and non-SEZ zones, blending biophilic design with digital technologies for a sustainable, adaptable work environment.

Altaona Sports & Wellness Resort by The Art of Living in Spain - Murcia, Spain
Altaona Sports & Wellness Resort in Europe blends luxury, nature, and an active lifestyle across 3.6 million sqm, with only 9% developed. Featuring a 27-hole golf course, top-tier wellness facilities, and a Mediterranean climate, it offers residential homes, serviced apartments, and wellness-focused experiences in a sustainable, enriching community.

Baccarat Hotel & Residences Dubai by Shamal Holding - Dubai, UAE
Baccarat Hotel & Residences Dubai, debuting the luxury brand in the Middle East, features two crystalline-inspired towers with a 145-key hotel and exclusive branded residences. Designed by Studio Libeskind and 1508 London, it offers world-class amenities, wellness, sustainability, and timeless design. Opening in 2026, it sets new benchmarks for luxury in Dubai.

Waldorf Astoria en San Miguel de Allende by Hilton | Skyplus Developments - San Miguel de Allende, Mexico
Waldorf Astoria San Miguel de Allende features 120 guest rooms and 24 branded residences in the historic centre of San Miguel de Allende. With an estimated USD 200 million investment, it marks the brand’s second property in Mexico to offer both hotel and residential options, setting a new benchmark for luxury hospitality in the region.

Industrial & Logistics Project of the Year

Horizon Industrial Park Farukhnagar II by Horizon Industrial Parks - Farukhnagar, India

Urbanity Campus Tachov by URBANITY Development - Tachov, Czech Republic
Urbanity Campus Tachov in the Czech Republic transforms a former industrial site into a modern manufacturing campus, blending heritage with future-ready technologies. Located near Tachov city centre and the Czech-German border, it offers excellent connectivity and sustainable features, including being the first in Czechia to achieve BREEAM Communities certification.

Vesta Park Apodaca Building #8 by Vesta - Apodaca, Mexico
Vesta Park Apodaca Building #8 in Mexico is an innovative project focused on sustainability, community, and social responsibility. Pursuing LEED Platinum certification, it features a "shared neighborhood amenities" concept and is located strategically for easy access to Monterrey’s public transport. The site will also benefit from upcoming metro connectivity.

PropTech of the Year

ANACITY - India
ANACITY partnered with Knowledge Realty Trust (KRT) to launch SPARK, a mobile app that enhances employee experience, streamlines operations, and ensures scalability. The app integrates smart access, food ordering, and third-party systems, providing a unified platform for workplace and tenant management.

Blueground - USA
Blueground is revolutionising how people live by offering flexible, high-quality housing across 50+ cities worldwide. Powered by proprietary tech and operational excellence, with over 40,000 homes available for stays from a few days to a year, Blueground meets the needs of a mobile generation.

Built AI - UK
Built AI is revolutionising real estate underwriting and asset management by using advanced AI to convert investment brochures into live financial models in minutes, streamlining deal analysis, reducing errors, and enabling faster, data-driven decision-making for global investors.

Residential Project of the Year

280 Art Boulevard by Benx - Sao Paulo, Brazil
280 Art Boulevard in São Paulo rises on Avenida Cidade Jardim as a landmark blending art, culture, and architecture. Designed with Gensler, Zien, Yabu Pushelberg, and Alex Hanazaki, it offers 22 customised residences, high ceilings, luxury amenities, and curated art, creating a unique dialogue between living spaces and the city’s skyline.

520 Fifth Avenue by Rabina - New York City, USA
520 Fifth on Manhattan’s Fifth Avenue is an 88-storey, 1,002-foot supertall combining luxury residences, boutique offices, and wellness amenities. Forma by Great Gulf | Dream | Westdale - Toronto, Canada
Forma in Toronto, developed by Great Gulf, Dream, and Westdale, is a 73-storey residential tower designed by Frank Gehry. Its twisting glass-and-steel form offers unique views and privacy, while Studio Paolo Ferrari interiors and curated amenities in entertainment, wellness, and co-working create a landmark lifestyle. The limestone lobby reflects Toronto’s heritage, making Forma a global architectural icon.

Retail Project of the Year

Oakridge Park by QuadReal Property Group - Vancouver, Canada
Oakridge Park in Vancouver is a cultural and urban destination combining living, work, leisure, and wellness across six parks connected by a 1km running loop. Designed with a small carbon footprint, it blends nature, culture, and community, aiming to become one of the world’s most liveable urban environments.

One Times Square by Jamestown - New York, USA
One Times Square, home of the iconic New Year’s Eve Ball, is undergoing a USD 550 million redevelopment to become a year-round hub for experiential entertainment. The 121-year-old building will feature interactive attractions including the Crystal VIP Experience, Times Travel + Viewing Deck, and Ever venue, creating unique ways to engage with NYC’s history and culture.

Sky City Mall by Oberoi Realty - Mumbai, India
Sky City Mall in Mumbai, part of Oberoi Realty’s 25-acre integrated development, offers over 250 premium brands, global dining, entertainment zones, and one of India’s largest rooftops. Strategically located with excellent connectivity, it blends shopping, leisure, and lifestyle, creating a vibrant destination for luxury, community, and immersive experiences.
