Announcing the Top 3 Finalists in the GRI Awards Real Estate - Europe 2025

Discover which projects made it through to the final round in each prestigious category for a chance to take home the top prize

The short-list of top 3 finalists in each category up for contention at the GRI Awards Real Estate - Europe 2025 have now been announced. 

Below you will find a full list of the illustrious projects competing for the top prizes, all of which overcame stiff competition to reach this stage of the awards process, and all of which are equally deserving of industry-wide recognition.

But there can only be one winner in each category, and the honourees will be announced at the prestigious Awards ceremony, taking place at the Intercontinental Paris Le Grand Hotel in the French capital on September 10th, following the close of the first day of Europe GRI 2025.

1) Architectural Highlight of the Year

Casa Condeminas by UNIQ Residential
A modernist architectural gem in Barcelona, Casa Condeminas stands as one of the city's most maritime modernist buildings. Originally commissioned by the Centro de Navieros Aseguradores, it offers unique views of Barcelona's marina and Port Vell, blending historical maritime elements with contemporary design.

Green Coast Hotel - MGallery Collection by BALFIN Group
Located on the Albanian Riviera, the Green Coast Hotel combines modern luxury with its natural surroundings. Inspired by stone quarries and Mediterranean coastal forms, the hotel seamlessly integrates into its environment, providing an eco-conscious retreat with 131 rooms, all featuring terraces overlooking the Ionian Sea.

Office House Towarowa22 by AFI, Echo Investment; Architecture by JEMS Architekci
A nine-storey building in Warsaw, Office House is the first property developed within the Towarowa22 mixed-use project. Integrating green spaces into its design, with balconies, terraces, and gardens, and certified with a BREEAM rating of 97.9%, it prioritises sustainability while offering a serene, plant-filled working environment.

2) BTR (Build-to-Rent) Project of the Year

Dolphin Square by AXA IM
A landmark renovation in London, Dolphin Square is one of the largest restoration projects in Europe, with a massive restoration of 1,200 homes across 13 buildings. The estate now offers upgraded amenities such as gyms, squash courts, and landscaped gardens, promoting a multigenerational rental community.

Mylo - Living by DFI LLP
Located in Copenhagen, near Aalborg University, the new metro station, Valbyparken, and the trendy Vesterbro district, Mylo offers flexible living spaces with high-spec finishes for young professionals and students. The project combines private living areas with community spaces and workspaces, fostering a sense of belonging and connectivity.

R4R Kraków Romanowicza by Resi4Rent
An innovative urban living project in Kraków, Romanowicza provides flexible rental models and includes 873 fully equipped apartments, ranging from studios to three-bedroom units. To promote community building, the complex features a coworking space, multimedia room, green courtyards, and rooftop terraces hosting events organised by Resi4Rent.

3) Corporate Project of the Year

Dare by Aware Super and Delancey
A strategic partnership aimed at an initial investment of GBP 1bn targeting counter-cyclical opportunities in the UK market, such as offices, with a focus on high-quality sustainable properties. The venture has already acquired three prime office buildings for GBP 500m, demonstrating the team’s resilience in volatile market conditions.

EntreCampos by Fidelidade Property Europe SA
The Fidelidade HQ building redefines corporate presence in Lisbon, integrating sustainability, technology, and social value to create a model of responsible urban development. The building sets new standards for climate-conscious innovation and civic integration.

The Stack by AXA Investment Managers Deutschland GmbH
A hybrid-timber office building near Munich's new main train station, The Stack blends innovative architecture with high sustainability and technology standards to offer flexible workspaces, a rooftop garden, and a focus on future-proof office environments.

4) Hospitality Project of the Year

The Bauer Hotel by King Street
A historic hotel in Venice, the Bauer Hotel is undergoing a redevelopment into an ultra luxury hotel product that will be operated by the Rosewood Hotel Group. King Street successfully navigated a complex cross-jurisdictional insolvency process, turning the asset into a prime hotel destination.

Kimpton Los Monteros by Stoneweg
After years of neglect, Stoneweg’s EUR 40m renovation transformed Marbella’s iconic Los Monteros hotel into a luxurious five-star destination. New high-end amenities, sustainability initiatives, and a partnership with Kimpton allow the hotel to retain its distinctive identity and benefit from the impact of a leading luxury brand.

The Social Hub Belfiore by The Social Hub
A revolutionary hybrid hospitality model in Florence, The Social Hub Belfiore blends hotel services with coworking and community areas, maximising the usage of space, driving operational efficiency, and enhancing the guest experience to create a vibrant and inclusive environment for locals, students, business travelers, long-stay guests, and city explorers.

5) Industrial & Logistics Project of the Year

Atelier Logistique by Swiss Life Asset Managers
Transforming 16,000 sqm of underused infrastructure and located underground on the Champs-Élysées, Atelier Logistique is Europe’s first fully automated, low-emission logistics hub in a city centre. Combining sustainable practices with AI-driven smart systems to set a new benchmark for urban logistics in Europe.

Panattoni Park Cheb - H&M Building by Panattoni
The largest logistics facility in the Czech Republic, Panattoni Park Cheb integrates advanced robotics, energy-efficient systems, and sustainable solutions to minimise environmental impact while promoting long-term operational efficiency and a healthy working environment - as well as bringing over 2,100 jobs to the region.

Wooden Logistics Property by GARBE Industrial
Europe’s largest timber-built logistics property, this sustainable development from Garbe and JV partner Logicenters in Bavaria uses regionally sourced wood from sustainably managed forests for its entire load bearing structure, mezzanine levels, and façade - setting a new standard in eco-friendly construction.

6) PropTech of the Year

Alasco by Alasco GmbH
Alasco empowers real estate asset managers, developers and owners to build smarter, faster, and more sustainably by integrating financial performance with sustainability outcomes, providing a single platform that unites digital financial controlling and ESG management to drive optimal project delivery.

Built AI by Built AI
Built AI is revolutionising real estate underwriting and asset management by using advanced AI to convert investment brochures into live financial models in minutes, streamlining deal analysis, reducing errors, and enabling faster, data-driven decision-making for global investors.

Utopi by Utopi
Utopi Smart Panel Heaters help manage energy consumption by regulating heating in student accommodation, driving significant cost savings. By leveraging behavioural data as well as enabling remote control and monitoring, Utopi reduces utility costs and energy consumption across properties.

7) Real Estate Destination of the Year

Altaona Sports & Wellness Resort by The Art of Living in Spain
A luxury resort in Spain, Altaona combines wellness, luxury living, and an active lifestyle. Located adjacent to a protected natural area and surrounded by mountains, the resort spans 3.6 million sqm to offer exclusive residences, sports facilities, and a focus on health and longevity.

Hotel101 Madrid by Hotel101 Global 
Set to be the third-largest hotel in Madrid, Hotel101 will offer 680 rooms with smart technology and a unique investment model. As well as a prime location near Barajas Airport, the hotel is also set to become the official accommodation partner for the Formula 1 Spanish Grand Prix from 2026 to 2035.

Vilamoura: The Art of Life by Vilamoura World
A top destination in Portugal, Vilamoura offers an extraordinary blend of quiet luxury, well-being, and innovative design, combining stunning natural beauty, year-round quality of life, innovative architecture, and exceptional residences, setting a new standard for luxury living in Europe.

8) Redevelopment Project of the Year

Comèdia Cinema - Museo Carmen Thyssen Barcelona by Stoneweg Places & Experiences
A EUR 100m transformation of the iconic Comèdia cinema into a world-class museum through a joint initiative by Baroness Carmen Thyssen and investment firm Stoneweg Places & Experiences, this project preserves the heritage of this Cultural Asset of Local Interest while also creating a space for 19th- and 20th-century Catalan art, set to open in 2027.

Maremagnum: Urban, Culinary, and Commercial Transformation on the Mediterranean by Klépierre
The Maremagnum shopping centre in Barcelona has undergone a complete renovation, adding Spain’s first Time Out Market - only the third location of the internationally renowned culinary hub in Europe - and transforming the centre into a vibrant urban destination blending retail, culture, and gastronomy.

Stonecutter by La Caisse / CDPQ
A new office building in London’s Farringdon, redeveloped by Ivanhoé Cambridge (CDPQ) and PIMCO Prime Real Estate, Stonecutter was designed for sustainability, aligning with BREEAM, WELL, and CRREM standards to offer 240,000 sq ft of premium office space - a 66% increase in net lettable area compared to the former structure.

9) Residential Project of the Year

Dolphin Square by AXA IM
One of the largest restoration projects in Europe, Dolphin Square will see a massive restoration of 1,200 homes across 13 buildings in London into modern rental accommodations, demonstrating that BTR can deliver long-term value, architectural integrity, environmental leadership, and social impact.

Neue Bockbrauerei by BAUWERT AG
A diverse mixed-use residential development in Berlin, built on the site of the city’s first bock beer brewery in Kreuzberg, Neue Bockbrauerei will offer privately owned and rental apartments, student accommodation, and social housing, alongside an office building, a nursery, and space for local businesses, creating a natural and vibrant neighbourhood.

Nova Ochota Village by Victoria Dom S.A.
This urban transformation project in Warsaw turns an industrial site into a modern, self-sufficient, and multifunctional residential estate. With a focus on sustainability, Nova Ochota Village (NOV) also includes a school, sports and fitness facilities, playgrounds, retail spaces, and other amenities for the local community.

10) Retail Project of the Year

ICG Real Estate acquires GBP 136.5m London-Centric Retail Parks Portfolio by ICG
ICGRE’s GBP 136.5m acquisition of three prime London-centric retail parks, totalling 360,000 sq ft and anchored by 16 blue-chip tenants, highlights the strength of well-located retail destinations with high demand, low vacancy, flexibility to adapt to evolving needs, and strong asset management potential.

Maremagnum: Urban, Culinary, and Commercial Transformation on the Mediterranean - Time Out Market by Klépierre
Barcelona’s Maremagnum shopping centre has been fully revitalised, transforming the centre into a dynamic and vibrant urban destination blending retail, culture, and gastronomy by introducing Spain’s first Time Out Market - only the third location for the internationally renowned culinary hub in Europe.

Prata Riverside Village by VIC Properties
Prata Riverside Village, developed by VIC Properties and designed by Renzo Piano, is a 128,000 sqm mixed-use project in Lisbon’s Marvila district, revitalising the waterfront with over 800 apartments, offices, retail, and diverse community services that embody a true neighbourhood living experience.

11) Sustainability Highlight of the Year

1st Carbon Capture and Storage on a Cement Plant Available at Scale by Heidelberg Materials
Heidelberg Materials has developed and put in operation the world’s first large-scale carbon capture facility at a cement plant in Brevik, Norway, capturing 400,000 tons of CO₂ annually for permanent storage to deliver net-zero carbon cement, reducing the embodied carbon of buildings before construction even begins.

Puma's Impact Lending Framework by Puma Property Finance
With GBP 145m already deployed across UK sectors, Puma Property Finance’s Impact Lending Framework offers developers up to a 1% debt cost reduction for sustainable and socially impactful projects, supporting construction with low-carbon materials and energy-efficient systems, independently verified by JLL and Sintali.

Urbanity Campus Tachov by URBANITY Development a.s.
Urbanity Campus Tachov has transformed a former industrial zone into a modern, multi-functional manufacturing campus with strong transport links, long-term tenants, and future expansion potential, becoming the first project in Czechia to achieve BREEAM Communities certification with the highest score in CEE.

12) Transaction of the Year

Dare by Aware Super and Delancey
Aware Super and Delancey’s Dare partnership, launched in October 2024 with GBP 1 billion in initial capital to target prime UK office investments, has already acquired three super-prime London assets for a combined value of GBP 500 million in six months, highlighting the strength of their strategy in uncertain market conditions.

Divestment of P180 Office Building by Skanska Property Poland Sp. z o.o.
In December 2024, Skanska sold its 15-storey, 32,000 sqm P180 office building in Warsaw to INVESTIKA Real Estate Fund and BUD Holdings for EUR 100 million, showcasing its ability to deliver high-quality, ESG-driven developments that attract top global tenants and strong investor demand.

The Largest Transaction in Spanish Residential in the Last Decade by Neinor Homes
Neinor Homes’ acquisition of a premium portfolio worth approximately EUR 2 billion will consolidate over 20,000 residential units to form Spain’s largest residential platform, unlocking scale, synergies, and strong financial returns while positioning itself as the leading partner for institutional capital.
