The short-list of finalists for each category of the GRI Awards India 2025 has now been announced. See the full list of illustrious projects competing for the top prizes below, all of which overcame tough competition to reach this final stage of the awards process, and are equally deserving of industry-wide recognition.

The honourees will be announced at the prestigious awards ceremony, taking place during the exclusive GRI Awards India VIP dinner on October 9th at The St. Regis Mumbai, following the close of the India GRI 2025.

1) Architectural Highlight of the Year

Aaradhya Avaan by Man Infraconstruction Limited 
A landmark redevelopment project in Tardeo, South Mumbai, set to become India’s tallest residential tower at 306 metres. Designed by Hafeez Contractor, its two towers merge sculptural impact with high-performance architecture, featuring dual LED screen panels capable of displaying civic messages and visuals.

Altimus by K Raheja Corp 
A 1.3 million sqft commercial development in Worli, Mumbai, rising 33 floors. Designed to be a business ecosystem, it offers flexible office spaces, retail, and wellness zones while targeting LEED Gold and IGBC Platinum certifications through advanced sustainable features.

Assetz Meru & Meadow by Assetz 
Set across approximately 5 acres with around 87% open space, this project features two majestic towers connected by a 31,000 sqft clubhouse. The architecture is defined by a grand plaza, double-height lobbies with elegant stone colonnades, and a façade blending grey brick, steel pergolas, and glass.

Three Sixty West by Oberoi Realty 
A landmark development redefining Mumbai's skyline, serviced by The Ritz-Carlton. The project features two sculpted towers angled to maximise sea views, with a textured façade inspired by Indian weaves and over 80,000 sqft of amenities, including a bowling centre, cinema hall, and cricket simulator.

2) Commercial Project of the Year

Commerz III by Oberoi Realty Limited 
A 52-storey commercial hub offering premium office spaces with state-of-the-art technology. The building is designed for a well-balanced, productive life and features over 50 high-speed elevators, excellent daycare facilities, and seamless connectivity to the metro, airport, and railway station.

Image Tower by Sattva Group 
Envisioned as a "new-age Charminar," this 400-foot architectural marvel in Hyderabad is designed to be a global hub for the Animation, VFX, Gaming, and Comics (AVGC) industry. Developed with the Telangana government, the 1.6 million sqft tower is set to generate over 20,000 jobs.

Max Square by Max Estates Limited 
A unique office space of approximately 0.7 million sqft, designed with a ~11,000 sqft forest at its centre. Located in a fast-growing micro-market in Delhi NCR, the project holds multiple green and wellness certifications, including an IGBC Platinum rating.

RMZ Ecoworld 30 by RMZ 
A premium office development in Bengaluru, conceived as a joint venture between RMZ and Mitsui Fudosan Co. Ltd. Spanning 3.55 million sqft across four towers, the project redefines the workspace by integrating work and leisure with features like a spectacular lakefront promenade, retail outlets, and recreational activities.

3) CSR Initiative of the Year

AAROGYARISE by Signature Global Foundation 
A flagship mobile healthcare initiative launched with Artemis Hospital to provide quality care to underserved communities. The program serves villages, labour settlements, and construction sites with medical vans that act as compact clinics, offering free consultations, screenings, medicines, and awareness drives.

CapitaLand Hope School Program by CapitaLand Investment 
This programme empowers underprivileged children by upgrading school infrastructure with modern libraries, labs, and skill-building initiatives. To date, the initiative has established three Hope Schools, impacting over 2,500 students, and has expanded to benefit nearly 4,000 additional students through new classrooms and campus revamps.

Iskilla School Renovation, Telangana by Sumadhura Foundation 
This initiative transformed a deteriorating government primary school in Iskilla Village into a safe and inspiring learning environment. The renovation included rebuilding classrooms, upgrading sanitation facilities, providing essential equipment, and focusing on long-term impact through teacher training and hygiene awareness programmes.

4) Data Centre Project of the Year

BOM1 DC by Digital Edge DC India Pvt. Ltd. 
The first facility in a pioneering 300MW greenfield data centre campus in Navi Mumbai, located on a 47-acre site. BOM1 is a G+5 modular structure designed to support high-density AI/ML workloads and is built to global standards with LEED Gold and ISO certifications.

Panchshil Land Monetization for DC Development by JLL India 
This landmark transaction represents the first self-built data centre project in India for a global hyperscaler. JLL managed the location study and transaction, evaluating over 80 opportunities to identify an optimal 23-acre site in Navi Mumbai that aligned with the client's technical and power infrastructure requirements.

RackBank AI Data Centre Park by RackBank Datacentre Private Limited 
This project is building India’s AI corridor with purpose-built, high-density AI data centres totalling 300 MW across Raipur, Indore, and Mumbai. Strategically located in central India, it delivers ultra-low latency and is aligned with the IndiaAI and Digital India missions, promoting sustainable infrastructure and local employment.

5) Developer of the Year

DivyaSree Developers 
With a legacy spanning five decades, DivyaSree has a developed portfolio of over 30 million sqft across commercial, residential, and other verticals in South India. The company focuses on sustainability, with 72% of its assets being LEED-rated, and integrates technology to create future-ready ecosystems.

Signature Global India Limited 
Founded in 2014, Signature Global began by providing affordable housing and has since expanded into mid and premium homes across Gurugram’s growth corridors. Supported by major investors like HDFC and IFC, the company combines financial strength with disciplined execution and a focus on sustainability.

Shriram Properties Ltd 
A trusted name for over 25 years, Shriram Properties is a leading player in the mid-market and mid-premium housing segments in South India, recently expanding into Pune. The company has delivered 48 projects totalling 28.3 million sqft and is recognised for creating safe, sustainable, and amenity-rich communities.

Sugee Group 
Established in 1986, Sugee Group is one of Mumbai's fastest-growing real estate developers, specialising in premium projects in coveted locations. The company is known for its customer-centric approach, integrity, and transparency, enabling it to deliver homes on time.

6) Flexible Workspace Project of the Year

Dextrus, Mint by Dextrus 
A premium workspace in Andheri East, Dextrus Mint offers over 25,000 sqft of custom-built and plug-and-play solutions. Its design supports modern business needs by balancing privacy and collaboration, with open layouts and refined materials creating a sense of calm and connection.

Premium Built-to-Suit Office for a Leading Law Firm in India by 91Springboard 
A bespoke 30,000 sqft workspace at the World Trade Centre, New Delhi, for one of India’s top law firms. Co-created with the client, this built-to-suit office blends gravitas with modern functionality, featuring curated zones and advanced technology in a cost-efficient design.

Table Space Godrej Centre Indiranagar by Table Space 
A 210,000 sqft high-performance enterprise workspace in Bengaluru, offering a mix of custom-built floors and ready-to-move-in suites. The project achieved 100% leasing within 30 days of its launch by combining speed, scale, and sophistication with premium infrastructure and hospitality-grade amenities.

Workship by Sumadhura Group 
Marking Sumadhura Group’s entry into Bengaluru’s managed office space segment, Workship is located in Whitefield’s Capitol Towers. It offers fully managed, plug-and-play offices designed for purpose and well-being, featuring cutting-edge technology, ergonomic designs, and wellness amenities.

7) Fundraising of the Year

India Realty Excellence Fund VI (IREF VI) by Motilal Oswal Alternates 
Motilal Oswal Alternates' sixth real estate fund raised INR 2,000 crore in just 16 months for structured lending to Tier-1 developers. Beyond financial returns, the fund has made a significant social impact by funding over 10,000 homes across approximately 17 million sqft.

One Marina by Ashwin Sheth Group & YM INFRA 
This project revival was enabled by a fundraising of INR 570 crore from PAG, secured by Ashwin Sheth Group. The funds were used to resolve loans, clear liabilities, and restart construction on a stalled luxury tower on Marine Drive, restoring buyer confidence.

Special-situation Fund-raising Transaction of SEPL/UVPL by Nisus Finance Services Co Ltd
Nisus Finance raised INR 145 crore to reignite the resolution process for a developer under liquidation, whose real estate business was strained by a crisis in its infrastructure segment. This enabled 100% recovery for PSU banks and revived urban assets with an estimated GDV of over INR 1000 crore.

8) Industrial & Logistics Project of the Year

ESR Chakan 2 Industrial and Logistics Park by ESR India 
A flagship development in Pune’s manufacturing belt, this park offers seamless connectivity to key urban markets. It is home to Amazon’s largest distribution centre in western India and is IGBC-certified, enabling up to 25% in energy and water savings.

Horizon Industrial Park Farukhnagar II by Horizon Industrial Parks 
A premier logistics hub spanning 108 acres with a potential of 3.1 million sqft. Strategically located near Gurugram, the park offers integrated solutions with ready-to-move-in and built-to-suit spaces, adhering to the highest Indian and American standards in design, safety, and quality.

KSH Chakan Park III by KSH INFRA 
Spanning 1.5 million sqft in Chakan, Pune, this park features eight world-class, Grade-A facilities. Developed as a joint venture with IndoSpace, it has become a trusted address for leading conglomerates and is designed to global standards with robust infrastructure and advanced fire systems.

9) Institutional Investor of the Year

Alta Capital
Focused on high-conviction investing, Alta Capital builds platforms in managed office services, industrial and warehousing, and education infrastructure. The firm invests in both assets and operating teams, helping portfolio companies scale in order to eventually list on Indian exchanges.

Motilal Oswal Alternates by Motilal Oswal Alternate Investment Advisor Private Limited
As the alternatives arm of the Motilal Oswal Group, the firm has a real estate AUM of over INR 10,000 crore and a track record of more than 180 investments and 110 profitable exits. The company focuses on structured lending to Tier-1 developers and has made a significant social impact by funding over 10,000 homes to support affordable urban housing.

SWAMIH Investment Fund I by SBI Ventures Limited 
India’s largest institutional initiative focused on completing stalled and stressed housing projects, managed by a subsidiary of State Bank of India. Launched in 2019, the fund raised INR 15,530 crore and has delivered over 55,000 homes for long-waiting buyers.

10) Proptech of the Year

AIMS (Arbour Investment & Monitoring System) by Arbour Investments 
A proprietary digital platform for real estate investment management built by Arbour Investments. AIMS focuses on performance, project execution, and compliance, enabling real-time monitoring and proactive risk management to ensure investor confidence.

Landeed 
Landeed is building India's fastest and most comprehensive property title search engine. With two-thirds of all court cases in India dealing with land-related disputes, the platform provides accessible public records to protect against litigation and facilitate transactions.

White Label App - SPARK by ANACITY
A white-label app tailored for a REIT backed by Blackstone and Sattva Developers. The app digitises the workplace experience, enhancing employee collaboration and streamlining operations by unifying workplace and tenant management on a single platform.

11) Real Estate Destination of the Year

ORIGIN KUDAL by AXON ORIGIN KUDAL LLP 
A 25-acre lakeside development in Sindhudurg, Maharashtra, that introduces the concept of ‘Live Life Lakeside’. As part of a series of Holiday Villages, the project is designed to build vibrant communities and holiday homes amidst nature while remaining connected to major transport links.

Signature Global Cloverdale & Titanium SPR by Signature Global 
A landmark residential development in Gurugram’s Southern Peripheral Road, part of a 100-acre integrated premium ecosystem. The destination offers a future-ready lifestyle blending luxury, connectivity, and sustainability, with pre-certified IGBC Platinum & EDGE Advanced ratings.

Whispers of the Wind by DivyaSree by DivyaSree Developers 
A development designed to flow with the natural rhythm of Nandi Hills, respecting its contours and preserving its ecology. The project enhances the existing terrain with gravity-fed water systems, native landscaping, and wind-aligned open spaces to support ecological balance.

12) Repurposing Project of the Year

Ayana95 by ArisUnitern RE Solutions Pvt. Ltd. 
This project transformed a stalled development in Chennai with a bankrupt promoter into a vibrant 185-unit residential community. Appointed as Development Manager, ArisUnitern restructured the project and executed a roadmap to completion and certification within 24 months.

DivyaSree Hostel by the Ivy League House [Curated Living Solutions] by DivyaSree Developers 
The conversion of a dated commercial building into a modern, safe, and student-friendly accommodation facility in Bangalore. This smart reuse of an existing structure addressed the growing need for quality student housing while reducing environmental impact.

One Marina by Ashwin Sheth Group & YM INFRA 
One of South Mumbai’s most significant urban turnarounds, this project transformed a stalled, debt-ridden development into a beacon of modern luxury. The revival included restarting construction, resolving complex compliance issues, and delivering homes to 631 tenants, ensuring both socioeconomic impact and aspirational living.

13) Residential Project of the Year

25 South by 25 Residences 
A luxury landmark in South Mumbai’s Prabhadevi, offering freehold sea-facing homes on one of the area’s largest land parcels. Spanning three towers, the project features bespoke residences with breathtaking Arabian Sea views, curated amenities across three levels, and advanced infrastructure.

Godrej Blue by Godrej Properties Limited 
A premium residential development in South Kolkata that blends urban sophistication with tranquil living. The project offers thoughtfully designed homes overlooking serene ponds and lush gardens, with over 18,000 sqft of lifestyle amenities, including a temperature-controlled indoor pool and a star-gazing deck.

Hiranandani Fortune City, Panvel by Hiranandani Communities 
A signature mixed-use township offering well-planned residences, retail stores, and office spaces. The development is designed with magnificent architecture, grand landscaped gardens, a large clubhouse, and is surrounded by a reserve forest, embodying the philosophy of “Live, Work, and Play”.

Prestige Jasdan Classic by Prestige Group 
Located in Mahalaxmi, this project offers OC-received 3 and 4-bedroom residences with 11 ft ceilings and spacious decks providing cityscape views. With its spacious layouts, multi-level clubhouse, and on-time delivery, it sets a new benchmark for iconic luxury in South Mumbai.

14) Retail Project of the Year

Inorbit Mall Visakhapatnam by Inorbit Malls (India) Pvt Ltd 
The sixth and largest mall in Inorbit’s portfolio, this greenfield property is being developed on a 17-acre land parcel. Positioned as a Mega Regional Centre, it will have a gross leasable area (GLA) of 1.4 million sqft with over 300 brands, making it one of the largest malls in South India upon completion.

Omaxe Chowk by Omaxe 
Located in the heart of Chandni Chowk, this is the area's largest retail masterpiece, developed as a Public-Private Partnership with the Municipal Corporation of Delhi. Its iconic architecture blends Mughal, British, and contemporary Indian design and includes modern amenities like multi-level parking and direct metro entry.

Sky City Mall by Oberoi Realty 
Part of a 25-acre integrated development, this lifestyle and retail destination is seamlessly connected to Sky City Residences. It features over 250 premium brands, global dining options, entertainment zones, and one of India’s largest mall rooftops, with direct access to the Western Express Highway and a metro station.

15) Sustainability Highlight of the Year

Experion Elements by Experion Developers Private Limited 
A premium low-density residential development in Noida, inspired by the five elements of nature. The project blends ancient wisdom with modern design, featuring twin towers that are celestially aligned to symbolise balance and nature-inspired elements like water bodies and lush greenery to create a tranquil environment.

Signature Global Titanium SPR by Signature Global India Limited 
This project exemplifies sustainable urban living with 91% of its land dedicated to green and open spaces. It is Gurugram’s first residential project with dual green certification from EDGE Advanced and IGBC Platinum, and it connects residents with nature through a Miyawaki Forest, Sky Gardens, and Sensory Landscapes.

The Strands Abode by SSPL Group 
Guided by a "People First" philosophy, SSPL Group embeds sustainable practices across its projects, including this one in Pune, which has earned 'IGBC Platinum Pre-Certification'. The development features natural light optimisation, solar power, EV charging, and smart water management to reduce environmental impact.

Tomorrow Land by The House of Abhinandan Lodha 
Spanning 150 acres, this development is master-planned to create a unique community within a pristine coastal ecosystem. Its design philosophy focuses on harmonising luxury living with ecological preservation by integrating natural waterways, prioritising native landscaping, and featuring low-density housing.

16) Transaction of the Year

Blackstone's Equity Investment in Kolte Patil Developers Limited by Anarock Investment Banking 
This transaction marked Blackstone's entry into the Indian residential real estate market with a strategic investment in Kolte Patil Developers. The acquisition of a 40% stake for ~INR 1,165 crore is one of the largest deals in the listed real estate sector.

HDFC Capital Advisors - Signature Global by HDFC Capital Advisors 
This represents a long-standing relationship backed by investments exceeding INR 1,000 crore. The funding supports projects like Signature Daxin, a 125-acre mixed-use township in Delhi-NCR designed to be a self-sustained community and a regional economic driver.

Project Crown by JLL India 
JLL orchestrated a landmark international collaboration, bringing together Kanakia Group, Hines (US), and Japanese institutional investors Mitsubishi Estate and Sumitomo Corporation. The partnership is for a premium office development near Mumbai's Bandra Kurla Complex with a gross development value (GDV) of more than USD 1 billion.
