This is one reason why exit assumptions remain such an important underwriting variable.\u003Cbr \u002F>\r\n\u003Cbr \u002F>\r\nFor the best product, liquidity is still there. High-quality, stabilised, operationally strong assets can attract interest - but there is far less room for error.&nbsp;\u003Cbr \u002F>\r\n\u003Cbr \u002F>\r\nAssets that sit just outside the preferred institutional box may need sharper pricing or a more tailored exit plan. For anything more complex, recapitalisation, restructuring, or longer hold periods may prove more realistic than a clean sale into core money.\r\n\u003Ch2>Flexible Capital Dislocation Opportunities&nbsp;\u003C\u002Fh2>\r\nEven as the sector faces real constraints, it is also generating opportunities for investors who can handle complexity, with scope in recapitalisations, stressed capital stacks, preferred equity, special situations, discounted land, and assets approaching end-of-fund-life pressure.&nbsp;\u003Cbr \u002F>\r\n\u003Cbr \u002F>\r\nThere are also potential wins to be had in affordable housing where grants make the numbers work and SFH where buying discounts remain available, as well as a strategic case for developing into a future supply gap where very little competing stock is likely to be delivered over the next few years.\u003Cbr \u002F>\r\n\u003Cbr \u002F>\r\nIn other words, the market is not short of opportunity - it is short of easy opportunity. The next phase of UK living investment is likely to favour sponsors who can structure creatively, move selectively, operate effectively, and stay patient enough to benefit when a more normal capital markets environment returns.\r\n\u003Ch2>The Next Phase\u003C\u002Fh2>\r\nUltimately, the UK residential sector still offers one of the clearest structural stories in European real estate - demand is sky high, supply is nowhere near catching up, occupier needs remain broad, and institutionalisation still has room to run.&nbsp;\u003Cbr \u002F>\r\n\u003Cbr \u002F>\r\nBut the market has become far less forgiving.
